Historic Building Recording

Following a successful application, listed building consent conditions are often attached that require discharging prior to the works taking place. One such condition is to produce a record of the building in photographic, drawn and written form to create an archive of the building in its unaltered state. Records are produced in line with Historic England guidance to varying levels of detail/ interpretation (levels 1-4).

Heritage Statements

We regularly provide consulting services to architects, planning consultants, and homeowners regarding proposed changes to, or within the setting of listed buildings and conservation areas as required by planning policy.

The ‘Planning (Listed Building and Conservation Areas) Act 1990’ states that it is an offence to undertake works to a designated heritage asset that may affect its special interest without listed building consent (planning permission for conservation areas). Paragraph 194 of the National Planning Policy Framework requires that those seeking listed building consent should describe the significance of any affected heritage assets. 

Our heritage statements are written in line with Historic England guidance and thoroughly investigate the history of the building or site and how heritage significance is derived. Our knowledge of construction technology and general building methods then allows a detailed heritage impact assessment to be undertaken that describes how the nature of the proposals may harm the identified interests and what mitigation measures are advised.

Listed Building Surveys

We offer a bespoke survey for listed buildings which includes a full structural survey. We have extensive experience inspecting and project managing refurbishments on listed buildings. A listed building survey will include the identification of the listing and the buildings protected aspects. This information used to check for compliance and to identify any unauthorised repairs which may have been carried out without listed building consent. 

We can help prepare and submit listed building applications for you as well as project manage repairs/refurbishment.

Roofing reports: We have licensed drone surveyors who can conduct high-level surveys which are often missed out on normal survey.  We can bolt a drone survey onto any of our service or just carry out a simple roofing report. This can be tied in with specification and repair reports.
