Michael Holden Chartered Surveyors undertake a full range of commercial and residential valuations for all purposes.

Market Valuation

Market Value is defined by the RICS as the estimated amount for which an asset or liability should exchange on the valuation date between a willing buyer and a willing seller in an arm’s length transaction, after proper marketing and where the parties had each acted knowledgeably, prudently and without compulsion. If you are unsure about the value of a property, we can offer an independent RICS valuation for peace of mind. This can be separate or added on to one of our other services.

Help to buy Valuations

Help to Buy is the current equity loan assistance from the Home and Community Agency to buyers of properties in England and Wales. ‘With a Help to Buy: Equity Loan the Government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest’ (helptobuy.gov).

Mortgage Valuations

When you purchase a property and require a mortgage the lender will commission a mortgage valuation. The mortgage valuation ISN’T a survey. Its purpose is to advisor the lender of the value of the property and any significant defects which may affect it’s value as security for the proposed loan/mortgage. A mortgage valuation comprises of a concise inspection which typically takes between 30-45 minutes. If any significant defect/s are noted, then the surveyor will suggest a retention of a portion of the loan to be released when the work’s done.

Right to Buy/Right to Acquire Valuations

RTB and RTA schemes are governed by the Housing Act 1985 (Act) and the Housing Act 1996. Qualifying tenants my serve notice on the landlord exercise their right to purchase the property in which they live. We have carried out hundreds of Right to buy/Right to acquire valuations across Lancashire and Merseyside.

Staircasing Valuation

A staircasing valuation is required if you are on a shared ownership scheme and looking to increase the equity percentage in your property. Only RICS Registered Valuer can undertake these types of valuation and if required we can assist.

Taxation Valuation

We can value properties for a variety of taxation purposes. Whether you require a valuation for capital gains, inheritance, ATED or any other tax purpose our registered valuers can provide you with an accurate valuation and provide you with detailed advice.

Probate Valuation

A probate valuation is valuation to calculate the assets of someone who has passed away. A probate valuation must be completed in compliance with HMRC for probate purposes. We can provide a fully compliant and independent probate valuation.

Matrimonial Valuation

A valuation for matrimonial valuation is a market valuation to determine the value of an asset to decide how it will  be divided for divorce proceedings. We can provide a valuation for either or both party and if required be CPR compliant.

Charity Act Valuations

Under the Charity Act 2011, charities are required to have a valuation report from an RICS registered Valuer when undertaking a property transaction. We can assist charities with a complaint valuation report and have extensive experience doing so. 

HMO Valuation

HMO valuations can be complicated. There are two types of valuation when it comes to HMOs (Brick & Mortar and commercial). If you require an HMO valuation our teams can provide both types of valuation to suit your purposes whether it be mortgage or sale.

Expert Witness

Property disputes can become complicated and result in disagreements on value within a contested probate or family matter or from disputes arising from an act of misrepresentation or negligence. Our surveyors and valuers possess a wealth of experience in this field and are proficient in advising on issues relating to diminution in value and giving evidence in court. We are able to accommodate for all types of property including the family home, business premises, investment property or family home.

Commercial Valuations

We have expertise in a wide variety of commercial valuations including commercial (office, retail and industrial), Development (land), Healthcare (care homes, doctor/dentist surgeries, pharmacy, nurseries, schools and vets) and leisure (pubs, hotels, B&Bs, restaurants). SIPP Valuations

Self-Invested Personal Pensions (SIPP) property valuations are RICS Red Book Valuations for residential and commercial properties to be invested as part of SIPP. If you require a SIPP valuation or you require advice, please get in touch.

Portfolio Valuations

Lease Renewals and Extensions

Leasehold properties tend to drop in value when they have less than 80 years. If you are concerned about the value of your property or are thinking about renewing/extending the lease please get in touch. 

Development Appraisal
