Schedule of Condition
A schedule of condition is a detailed account of the property’s condition which is accompanied with an annotated photographic schedule. This is usually done at the start of a lease to provide evidence of the condition prior to a tenancy commencing to protect the tenant and landlord and ensure they are aware of obligations for repair prior to the start of the lease. If you are thinking of leasing a property please get in touch as we can tailor a schedule and include high-level footage so that you are protected.
A Dilapidation survey is a survey and report into the condition of a property which are usually undertaken at the towards the end of a tenancy. We advise to undertake a dilapidation survey earlier to ensure the best outcome for both parties. This allows flexibility and an easier negotiation and settlements. If this is something which concerns you please get in touch whether you are a landlord or tenant, our team is on hand to help.
