Survey

Whether you purchasing a building or require a condition survey we can help. A Pre-acquisition survey will include information regarding the condition of the building with a summary of costs. We can also draw up a Planned Preventative Maintenance (PPM) report following the survey which provides a 10-year maintenance plan which will allow you to affectively budget.

Schedule of Condition

A schedule of condition is a detailed account of the property’s condition which is accompanied with an annotated photographic schedule. This is usually done at the start of a lease to provide evidence of the condition prior to a tenancy commencing to protect the tenant and landlord and ensure they are aware of obligations for repair prior to the start of the lease. Dilapidations

A Dilapidation survey is a survey and report into the condition of a property which are usually undertaken at the towards the end of a tenancy. We advise to undertake a dilapidation survey earlier to ensure the best outcome for both parties. This allows flexibility and an easier negotiation and settlements. Technical Due Diligence Reports

Technical Due Diligence (TDD) are similar to buildings surveys but for commercial units. TDD reports focus on identifying risk, health and safety (fire, asbestos etc) maintenance and costs. If you are thinking of purchasing a commercial building a TDD report will give you valuable advice regarding the building.

Planned Preventative Maintenance

Planned Preventative Maintenance (PPM) is costings report up to 5-10 years. This is an essential asset management tool as it allows you to budget and manage repairs. We can assist you with additional stages following the report and have extensive experience managing repairs and maintenance.

Reinstatement Cost Assessments

A Reinstatement Cost Assessment (RCA) provides a valuation of the cost of a rebuild in the event of damage for insurance purposes. It is important that your property is adequately insured to avoid being under insured with the costs of building materials and labour costs have significantly risen and it important that your building adequately insured.

Surveys

Measured surveys are required when developing your property. A measured survey produces a comprehensive floorplan and detailed report which contain roof plans, floorplans, elevations, sectional drawings etc.

Design and Specification

Following a measured survey we draft the design and draw up specifications/schedule of works and contract documents. We can produce detailed drawings, prepare and submit planning and building regulation applications.

Management

CDM: The Construction Design and Management 2015 (CDM) is the admin legislation regarding pre construction health and safety. The regulations require non-domestic contractors to have a principal designer when more than one contractor is involved. Under the regulations there needs to be a principal contractor who works closely with the principal designer to plan and manage the health and safety onsite. 

Contract Administration: Is the planning, negotiation, execution and performance of contracts between two or more parities. This can the following: 

  • Includes preparation of tender package
  • Tender analysis/report and contractor selection.
  • Cost control and reporting.
  • Certifying payments and final accounts.
  • Management handover documentation. 

Employers Agent:  An employer agents requires a surveyor to act as the clients representation on design and build contracts. The employers agent is likely to be the lead consultant in addition to the role of contract administrator the agent may also carry out other tasks.
